Every Landlord expects to get feedback on viewings. Direct communication with landlord is what we focus on. Those landlords who are overseas or don’t have time to visit their properties we advise and arrange from our in-house maintenance department to improve, if required, their properties.

We do Marketing appraisal of your property focusing to achieve maximum rental income doing comprehensive property marketing. We use all the major portals, print media, and other effective mediums. In addition, we have a selected network of more then 100 Estate Agents working with to find best tenant for your property. We are well known for our stringent referencing procedure and careful selection process of potential tenants. All tenants are thoroughly and comprehensively credit and reference checked and verified by professional credit and referencing companies. We also Interview prospective Tenant(s), collate references including, Photo IDs, Legal / immigration Status,  bank statements, pay slips (if employed), Accountant’s letter (if Self Employed), employer reference and current and previous 3 years Landlord’s reference. If required, additional security will be requested by means of guarantor. In the case of a company, a company search would be obtained. After the initial checks we will present the most suitable tenants to you and may provide options to choose from. If required, you can happily meet with any prospective Tenants before any decision is made.
Once the decision is made we draw up the tenancy agreement. You select the right type and length of agreement (AST) to suit your needs, this can be anything from 6 – 36 months. Before signing of any tenancy the tenant(s) needs to clear all payments including Advance Rent and Deposit. Before the possession of the property we ask or organize Electrical, Gas and Energy Performance certificates
Rent collection is extension of Let Only services. Apart of all the services provided in Let Only we draw an inventory based on Structure and Content of the property. Inventory is both in written and pictorial. Register the Deposits and certificate is given to Landlord and Tenant. Arrange with utility companies for meter readings and inform them of the transfer of service to the Tenant(s) at the beginning of tenancy. Council will be informed in writing to change over Council Tax under new tenant’s name. Tenant is given our account details to set Direct Debit for all future rent payments. Rent is collected on Landlord’s behalf and transferred by Direct Debit. To insure your accounts are in order you will be invoiced on monthly basis by Royal mail and email.
In Full management we provide all the services that are highlighted in Let only and Rent Collection, in addition, there will be regular inspections to make sure that tenant look after the property and there is no breach of contract. We have our own 24 hours in house maintenance department who carry out repair or maintenancewhere appropriate or as instructed by the Landlord. Whenever there is Check out inventory is drawn up again. The tenant needs to provide copies of all cleared bills and taxes. After clearance from the Landlord we arrange Refund of Deposit. A proper Professional cleaning is always recommended after any check out. Collect and forward Landlord’s mail. We manage the property whilst it is vacant and provide new suitable tenant.
